Policies

General Policy
Condominium Disclosure: Frias Properties of Aspen is a rental agent for condominiums and hotels that are independently owned. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems are rarely encountered, we must reserve the right to change condominiums up to and including day of arrival. Showings: We reserve the right to show any unit for rental or for sale on a 24-hour notice from 9 a.m. to 5 p.m. each day. We will make every effort to contact the guest and arrange the showing with them. Pets: House pets are not permitted in our condominiums. No exceptions. If a pet is found occupying a condominium or home that has not been pre-approved, the guest will be asked to vacant the property and no refund will be issued. Certain homes will consider pets with approval and security deposit. Inquire for details. Smoking: All properties are 100% non-smoking.
Written Cancellation Policy
Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is more than: 30 days prior to arrival for all short term rents for time periods other than Christmas and New Years October 15th of current year for Christmas and New Year’s rentals 120 days prior to arrival for all reservations of 30 days or longer
Written Deposit Policy
Deposit Payment: 50% of the total, exclusive of tax and service fee, due within 10 days after the initial request for the reservation. If the reservation is reserved within the final payment due time period, full payment will be required at the time the reservation is reserved. Final Payment: Remaining 50% of lodging plus full tax and service fee is due: 30 days prior to the arrival date for all short term rentals for time periods other than Christmas and New Years October 15th of current year for Christmas and New Year’s rentals 120 days prior to arrival for all reservations of 30 days or longer

We now offer contact-free check-ins as an added safety measure for our guests. Please contact our Front Desk at FrontDesk@FriasProperties.com or (970) 920-2000 to start the process. Once you complete our guest registration, we will provide you with parking instructions, unit-access information, and more. If you are unable to set up contact-free check-in prior to arrival, you will check in at our main Frias Properties office: 730 E. Durant Ave Aspen, CO 81611 970-920-2000 If you are flying into Aspen Airport, we are happy to provide you with complimentary transportation to and from your accommodations. At least 24 hours in advance of arrival, email Concierge@FriasProperties.com the following information: name, stay dates, property, and flight information. Children
Cribs, Rollaway Beds and High Chairs, A/C Units: A Limited supply is available upon request for and additional charge. The lodging bill is based on the total number of persons occupying the property.
